Tenants

Credential understand that moving can be a very stressful process, so we do everything we can to ensure it goes as smoothly as possible. From registering all the way up to move in date we endeavour to work around you and make sure that moving is a stress free time!

By registering with Credential we make sure we keep you regularly updated with any new properties that match your budget and requirements. Keeping a good relationship with our applicants is considered very important to us and our friendly, knowledgeable staff like to keep in touch with you to help with any questions you may have along the way.

Our referencing procedure

Most often we choose to use our in-house referencing process, which means we can help assist requesting references to take the stress of that part away. References are required within 3 working days of putting down a holding deposit (equivalent of 2 weeks rent), and we ask that you contact us if there are any problems obtaining such references.

Employment reference – we require a letter (on company letterhead) stating your terms of employment, when you joined the company, if your contract has an end date, your salary and this must be signed.

Landlord reference – If you have rented before then we require your landlord/agent to provide us with a short questionnaire which includes questions like how much rent you paid, if you paid it on time and whether they would rent to you again. This also must be signed.

Character references – For those who are renting for the first time we will require a character reference. This can be from anyone (not a family member or someone you are moving in with) that you have known for 3 or more years. They will need to write a letter stating if they believe you will make a good tenant, and this must be signed.

Bank references – A status enquiry form needs to be taken into any branch of your bank, who will respond to us directly. We also require 3 months previous bank statements.

A copy of your passport must also be taken in the office prior to move in.

Payments

All payments must be made via DEBIT CARD either in the office or over the phone. Credit card payments have a surcharge of 3%. We do not accept cash or cheque.

Useful things to know prior to move in date

Tenancy agreement – The same copy of the Tenancy Agreement must be signed by all tenants on the move in day. We cannot release any keys until everyone has signed. If anyone is unable to come to our office on the move in date, arrangements must be made beforehand to do so.

Inventory – a basic inventory check is carried out by a Credential inventory clerk just before you move in. There will be 2 copies of the inventory, we ask you sign and leave one with us and take the other copy with you. You then have 48 hours to return the inventory with any comments, alterations or additions. If you do not return the inventory it will be taken that you agree with the copy on file.

Holding monies/Moving in monies – Our holding monies is the equivalent of 2 weeks rent, which then becomes part of your 6 week security deposit and you will pay the further 4 weeks prior to moving in. We also require your first month’s rent to be paid up front. This is in addition to agency administration fees which are charged per tenant.
