Unlike other estate agents we try to ensure every property that is marketed by us has professional photographs. This gives prospective tenants an idea of exactly what a property has to offer and whether it can suit your requirements. Furthermore our accompanied viewings with our knowledgeable negotiators will give you the opportunity to obtain as much information as you need before you make any important decisions.
Referencing & Fees
When looking to rent a property through Credential, applicants should note that we charge an administration fee of £180 (inc VAT) per person. This fee covers any administration work involved in the processing of your tenancy including tenancy agreements and referencing. We work alongside an accredited external referencing agency to obtain references on our behalf. They will contact your employer or your accountant if you are self-employed and current/previous landlord. They will also carry out a credit check so it is essential you declare any adverse credit history to us before you make an offer as this may cause you to fail referencing.
Should tenants wish to change an occupant during the fixed term of a tenancy then a change of occupant fee of £372 (inc VAT) will apply for the first tenant. For each additional tenant replacement a fee of £180 (inc VAT) will apply as long as this is carried out at the same time as the first change of occupant. These charges include all the administration involved in this process including referencing, tenancy agreements and the charge of re-protecting the security deposit. It is important to note that a landlord does not have to accept a request for a change of occupant during the fixed term of a tenancy.
Useful information prior to move-in
Once referencing has completed we will arrange a time for you to come to the office to sign the tenancy agreement and pay the outstanding balance. Please note we only accept Debit/Credit Cards.
ALL tenants must sign the tenancy agreement and the full balance must be paid before we can release any keys. Should you not be available on the date of move in, please make sure you have made arrangements with your agent at Credential.
Please note: Keys cannot be released before the tenancy start date.
